A Ski Home Right Under the Slopes in Italy

CORVARA, Italy — Of all the criteria for a ski home to be successful, perhaps the most important is proximity to a ski lift. Trudging any distance with awkward, heavy gear is, for most, not an option.

Happily, in a building called Nei Y Suredl (it is in a local dialect meaning snow and sun) in Corvara, Italy, in the heart of the Dolomite mountain range, an apartment that is for sale ticks this box, as well as many others.

The apartment, one of 16 units in a small, three-story building that was constructed in 2006, is a two-floor duplex that has three bedrooms and measures 200 square meters, or 2,200 square feet. It is close to the heart of the village and next to a central ski slope and chairlift.

Last year the apartment, which has a private elevator, was fully refurbished, and new floor-to-ceiling windows were fitted in the living room and dining area. Views of the jagged pink peak of Mount Sassongher through one window, and busy slopes through another, fill the room, now light and airy, and are almost as impressive as the skiing.

“You could sit and watch skiers all day long, as if they were a cinema screen,” said Leonard Marcon, owner of the apartment, which is on the third floor and sleeps 10.

Mr. Marcon is selling the apartment through CasaItalia for an asking price of 6 million euros, or $6.6 million.

The main living area of the apartment is a clever mix of old and new. A striking modern fireplace with a protective glass surround dominates the room, which has wooden floors and walls of antique larch.

“We think the wood came from old local farmhouses,” said Filippo Zeni, the selling agent for CasaItalia, who is based in Trento, the regional capital. A small modern galley kitchen runs off the dining area.

Some of the furniture is packaged in the sale and includes rustic, locally carved ornamental chests, reflecting the local woodcraft skills for which the area is renowned.

A double master bedroom with en suite bathroom, also with impressive views, is next to the living room. Down a flight of steps is more evidence of local craft traditions: The stair posts have been carved into small gnome-like figures.

Two bedrooms in contemporary style are on the floor below, and the larger guest bedroom includes a small TV area. French doors open on a small terrace with views of the Dolomites, a Unesco world heritage site.

What the apartment lacks in size — it is quite compact — it makes up for with amenities. On the lower ground floor of the building is a gym, spa and heated pool, reserved for the six households in the building that are owner occupied, so “most of the year, it’s like having your own private pool,” Mr. Marcon said. An additional spa and sauna are available for vacationers, as many of the apartments are regularly rented out.

The building has a heated underground garage, and the apartment comes with six parking spaces.

Popular with wealthy Italians, Corvara, which is on the Sella Ronda ski circuit, combines “cosmopolitan flair, tradition, alpine charm and a Mediterranean lifestyle,” said Elfi Untergassmair, managing partner of Engel & Völkers in the province of South Tyrol. This “dolce vita” in the Dolomites — the quality of the local food is reason enough to visit — is drawing British and Belgian buyers, as well as a smaller number of Russian buyers.

The village, which has a permanent population of about 1,335, has remained relatively unspoiled. The fashionable town of Cortina d’Ampezzo, regular home of the skiing World Cup and the 1956 Winter Olympics, is about an hour’s drive away; it is possible, with a mix of passes and buses, to ski there.

The nearest airports are in Venice, which is three hours away by car, and Innsbruck, Austria, a two-hour drive.
